Catalina Parking Garage – Phoenix, AZ

Project Overview

Arizona’s tallest parking structure accommodates more than 2,000 vehicles in downtown Phoenix. This total precast building system was chosen for this project to take advantage of the design-build efficiencies associated with a single source provider and and their ability to combine both architectural and structural components to create the entire parking structure. The design team at GLHN Architects and Engineers took advantage of the aesthetic versatility of the exterior load-bearing precast components including spandrels, shear-walls and ramp lite-walls with a form-liner texture to achieve the strong architectural finish of the structure.

The design team also chose the resiliency of the precast concrete system to create a 11-story fire separation wall between an adjacent 8-story residential component at one end of the structure. The garage utilized four transverse exterior shearwalls approximately 30’ long and four longitudinal interior shearwalls approximately 36’long. It was designed to resist lateral loads for both a Seismic Design Category A and wind loads using 105 mph basic wind speed.

The precast concrete parking structure was completed amid the revitalization of Park Central Mall as a mixed-use destination. The construction of the parking structure was inherently complex due to the project height, the tight site and the capacity of the cranes used to assemble the structure. The structure was sized to maximize the available space for students at the new Creighton University Health Sciences Campus, retail customers of Park Central Mall, and tenants in the new apartment complex attached to the parking structure. The height of the parking structure fits into the urban fabric and offers stellar views.

11-story, 573,670 square feet, 2,020 parking stalls, 75 days of construction. The precast solution utilized the 12’-0” wide, 28” deep precast double tee and a 36’-0” x 61’-0” typical bay spacing to capture the efficiencies of the precast modular system. Due to the height of the structure, the vertical precast components were slightly larger than for a standard parking structure, i.e. 28”x36” exterior columns, 30”x 36” interior columns, 10” thick interior precast shear-walls, vertical ramp lite-walls, 12” thick exterior shear-walls and architectural ramp lite-walls. The architectural precast spandrels were 8” x 7’-0” tall. Additionally, the vertical components were split into two lifts and in the case of the 12” exterior architectural lite-walls -three lifts due to size and weight handling issues.

The use of precast concrete for this project in downtown Phoenix offers a number of benefits. Design-build efficiencies are increased due to having a single source provider for both architectural and structural components. The aesthetic versatility of the precast components, including spandrels, shear-walls and ramp lite-walls with a form-liner texture, gives the structure a strong architectural finish.

Additionally, the precast concrete is resilient against fire separation between the adjacent 8-story residential component. The structure has been designed to resist lateral loads for both a Seismic Design Category A and wind loads. Construction complexity is reduced due to the project height, tight site, and crane capacity, while still fitting into the urban fabric and providing stellar views.
