City of Austin Permitting and Development Center Parking Garage – Austin, TX.
Project Overview
The City of Austin sought to consolidate their permitting departments, previously spread out among multiple offices, with a single site: the Highland Mall redevelopment. This revitalization project increased the density of the city’s original indoor shopping mall and provided the perfect opportunity for a 343,000 square-foot, 969 car parking garage. The garage included multiple amenities, such as EV charging stations, bike storage, landscape maintenance, and ground-floor space for retail, a fitness center, and a vehicle washing station. The garage was partially underground with three entrances and three exits on two different levels.
Drafting for the project began in mid-2018, followed by Production in early 2019. The project was installed between May-August 2019 and involved 1,118 total pieces of precast, including Double Tees, Beams, Spandrels, Vertical Ramp Walls, Shear Walls, Stair/Elevator Walls, Flat Slabs, Hollow-core Slabs, Columns, and Stairs. The City of Austin was a natural fit for precast due to the sloped site, multiple entrances, and amenity areas.
Overall, the installation went smoothly and the City of Austin was able to consolidate their offices and improve the density of the Highland Mall redevelopment. The result was a state-of-the-art parking garage with all the necessary amenities for city employees, retailers, and fitness-seekers.
This 343,000 square foot parking garage, designed to service consolidated city offices, was built with a total of 969 car parking spots, 20 EV charging stations, bike storage, and ground-floor space for retail, a fitness center, and a vehicle washing station. Additionally, it features three entrances and three exits on two different levels, with part of it being built underground. Drafting began in mid-2018 and production in early 2019, with the installation taking place between May and August of 2019.
Precast Benefits
The City of Austin needed to make the most of their limited space while consolidating their permitting departments. With the redevelopment of Highland Mall, they needed a solution that would revitalize the area while increasing density.
Precast was the obvious choice for the stand-alone garage on the sloped site featuring several amenity areas. Precast offered the perfect combination of quality, cost-effectiveness, and ease of installation, making it the best solution for the City of Austin.
